Magnolia Landing
Magnolia Landing Master Association, Inc. (MLMA) is the corporate umbrella for the Magnolia Landing Community.
It is a gated residential community in North Fort Myers, Florida, known for its natural beauty, welcoming atmosphere, and active lifestyle. The community includes more than 1,000 homes surrounded by lakes, preserves, landscaped common areas, and protected conservation property.
Residents enjoy a large amenity center, two swimming pools, a tiki hut, fitness facilities, pickleball courts, bocce courts, shuffleboard, and gathering spaces for community activities. Magnolia Landing is also home to an 18-hole championship golf course and grill room offering dining, beverages, and special events.
The community is supported by an active homeowners association, professional management, volunteers and committees and intertwined with the CFM CDD.
The MLMA is the homeowners association. It is responsible for administering the community’s governing documents, collecting HOA assessments, managing association-owned amenities and common property, enforcing community standards, contracting for services, and representing the interests of Magnolia Landing homeowners.
The CFM CDD is a special-purpose unit of local government created under Florida law. It is responsible for certain public infrastructure and environmental systems within the district, including lakes, stormwater drainage, water-control structures, conservation property, and other district-owned facilities. Your newsletter explains that the CDD covers approximately 1,151 acres, including about 479 acres of designated conservation property.
In practical terms, the two organizations must cooperate because an issue affecting Magnolia Landing may involve both HOA property and CDD infrastructure. For example, landscaping may be managed by the HOA while the adjacent pond, drainage system, or conservation area is controlled by the CDD. Determining who owns the property or system is often the first step in deciding which organization is responsible.
